Why This Isn't Optional

A bank or lender will want proof that you have arranged property insurance before settlement, even if you've already got conditional pre-approval sorted. That's because the property itself is the bank's security for your loan - if it's uninsured and something happens before settlement, both you and the lender are exposed.

In practice, this means insurance needs to be locked in before the money moves, not just before you move in.

The Timeline and Paperwork Banks Actually Want

Most buyers can start arranging insurance around 6-8 weeks before settlement - as soon as your offer is accepted is a sensible time to start getting quotes. Early on, most banks will accept a Letter of Intention to insure, but they'll want the final Certificate of Currency (sometimes called Certificate of Insurance) closer to settlement day itself, confirming the insured property, sum insured, policy start date, and lender details.
